approaches to the design and construction of a project
that are CCG specialties. We establish equitable

General Contracting
General
Contracting, the most traditional construction
approach, is when CCG contractually assumes sole
responsibility for project construction. CCG
competitively bids a project and upon successful award
agrees to complete that project for a predetermined
price that includes profit (i.e. lump sum bid).
Most of the construction activities are actually
performed by individual trade or specialty contractors
under fixed-price subcontracts with CCG. These
subcontracts incorporate the plans, specifications and
complete terms and conditions of CCG's original general
contract with the client.

Construction Management/Consulting
CCG also contracts as
Consulting Manager/Consultant on client's projects
where we are an integral part of a project team
consisting of the Owner, Designer and CM. In this
approach we function as the ultimate client advocate,
leading the team through the intricacies of the building
process with the common objective of best serving the
Owner's interest in regards to schedule, budget, quality
of deliverables and turnover. In this capacity,
the amount of assumable risk for CCG varies as we may or
may not directly execute the subcontracts of the trades
performing the work. In either case, CCG's
compensation is typically established by a negotiated
contract with our clients as opposed to the competitive
bidding process of general contracting.
Consequently, our fee schedule under this arrangement is
directly proportional to the extent of management
services requested by our client and the amount of
construction risk assumed by CCG under the professional
construction management contract agreement.

Design-Build
Under a Design-Build
scenario, CCG is not only responsible for the overall
construction of a project similar to the general
contracting and CM approaches, but also contractually
handles the project design from schematic concept to
final construction documents. This alternative is
typically implemented when a client wants CCG to manage
all phases of a project and desires only one responsible
firm for project coordination. The Design-Build
contract is 100% negotiated between CCG and the
customer. CCG has developed 'partnerships in
principle' and preliminary agreements with a network of
local licensed design professionals to deliver
design-build projects to prospective clients. As
design-build contracts are often more complex and
involve design liability in addition to construction
risk, the overall project costs are typically greater as
they include increased construction management fees.

Pre-construction Services
Many clients request
assistance in the initial planning and development of a
construction project before the actual funding for the
proposed project is even finalized. CCG offers a
vast array of Pre-construction services to
satisfy these needs. Our staff utilizes historical
and current industry data along with construction
expertise to develop project feasibility studies, budget
estimates, value engineering studies, and
constructability reviews for customers' upcoming
projects.

CCG also creates project specific Commissioning &
Validation programs for new installation and startup
of mechanical, electrical and building automation
systems. We can manage the upgrade, renovation and
retrofit of your boiler rooms or central utility plant

service disruptions.
In addition,
we can help monitor construction budgets on larger
volume projects by performing Construction Auditing;
independent reviews and evaluations of new or ongoing
project's change proposals, contractor requisitions for
payment, work-in-place reports, QA/QC programs, et

Program Monitoring requirements for government contacts
